New York City's Gas Detector Law: A Landlord's Guide

New York City's Local Law 157 mandates that all rental units with natural gas appliances must be equipped with carbon monoxide and natural gas detectors. This law aims to enhance tenant safety and prevent accidents.

Who's Responsible?

  • Landlord: The landlord is responsible for the initial installation of the detectors.
  • Tenant: Tenants are responsible for maintaining and replacing battery-operated detectors.

Types of Approved Detectors

  • Battery-Operated: These detectors are portable and easy to install.
  • Plug-In with Battery Backup: These detectors offer a reliable power source and backup power in case of outages.
  • Hardwired with Battery Backup: These detectors are permanently installed and provide a continuous power supply.

Installation Guidelines

  • Deadline: Landlords must comply with the installation requirements by May 1, 2025.
  • Placement: Detectors should be installed at least three feet away from gas appliances, unless otherwise specified by the manufacturer or NFPA 715-2023.
