If you own rental property in New York City, you may be required to register it with the Department of Housing Preservation and Development (HPD). But not every building needs to be registered. Here’s a simple breakdown.

|---|---|
| 1–2 family home, owner lives there | ❌ No |
| 1–2 family home, owner does not live there | ✅ Yes |
| 3+ residential units (any ownership situation) | ✅ Yes |
| Co-op or condo unit rented out (non-owner-occupied) | ✅ Yes |
Annual Registration Fee: $13 per unit
Due: Every year between May 21 and September 1
Where: Register through HPD Online
Update Info: Must update if there are changes in ownership, managing agent, or contact info
You can be fined
You may be barred from Housing Court
You can lose eligibility for certain city programs or tax breaks
If you’re renting out property in NYC—even a single unit—you might need to register with HPD. It only costs $13 per unit, and it helps protect your rights as a landlord.
