Myths vs. Reality: Debunking Common Real Estate Misunderstandings Real estate is one of the biggest financial decisions most people will ever make, yet myths about the process spread quickly—especially in New York City’s fast-moving marke
If you’re still worried about having to deal with a bidding war when you buy a home, you may be able to let some of that fear go.
While multiple-offer situations haven’t disappeared entirely, they’re not nearly as common as they used to be. In fact, a recent survey shows agents reported only 1 in 5 homes (20%) nationally received multiple offers in June 2025.
That’s down from nearly 1 in 3 (31%) just a year ago – and dramatically lower than 39% in June 2023.
This trend means you should face less competition when you buy. That gives you more time to make decisions and the ability to negotiate price or terms.
Of course, national trends don’t tell the full story. Local dynamics matter—a lot.
Survey data from John Burns Research & Consulting (JBREC) and Keeping Current Matters (KCM) shows that while the share of homes getting multiple offers has dropped nearly everywhere, some regions are still more competitive than others:
Northeast: About 34% of homes (roughly 1 in 3) are still receiving multiple offers.
Southeast: Just 6% of homes are seeing bidding wars.
The difference largely comes down to inventory. Areas with fewer homes for sale see more competition and higher prices, while markets with more listings are cooling off.
Here’s another shift that shows how much the market has changed:
According to a Redfin report, almost half of sellers are offering concessions—covering buyer closing costs, reducing asking prices, or including other incentives to get their home sold.
This is a major contrast to just a few years ago when buyers were waiving inspections and appraisals just to get noticed. Today, buyers have more leverage than they’ve had in years.
That said, conditions vary widely from market to market—which is why having a local expert in your corner matters more than ever.
If concerns about bidding wars have been holding you back, now may be the time to take another look. Competition is down nationally, and in many markets, buyers today enjoy more power, flexibility, and negotiating room than they’ve seen in years.
